Commercial property management is full of decisions.
Do we repair or replace? Is this project a priority now or can it wait? How do we balance today’s budget with tomorrow’s needs? The right answer isn’t always the easiest one, and it rarely comes from looking at a single issue in isolation.
Effective property management means understanding the bigger picture. It means considering the condition of the asset, the long-term financial impact, the needs of owners and occupants, and the goals of the strata corporation before making a recommendation.
Our role isn’t simply to manage properties. It’s to provide the insight and context that helps our clients make confident, informed decisions.

River’s Edge Business Park is a 51,200 sq. ft. commercial strata property made up of two buildings and 12 industrial units.
The property is home to a diverse mix of businesses, including construction contractors and a local brewery, creating an active and collaborative industrial community.
Over the years, we’ve partnered closely with the strata council to support the property’s long-term performance. In 2021, that included coordinating exterior painting and joint sealing improvements, as well as working alongside the council during the pandemic to temporarily repurpose common property into patio space so one of the businesses could continue serving customers safely.

We recently celebrated Marj Buzikievich’s well-earned retirement!
Since joining our team in 2015, Marj has been a dedicated member of our Residential Property Management team. Throughout the years, she has consistently demonstrated professionalism, commitment, and genuine care for the properties, clients, and tenants she served. Her knowledge, reliability, and positive attitude have made a lasting impact on both our team and those she worked with every day.
While we are excited for Marj as she begins this new chapter, we are truly sorry to see her go. She will be greatly missed by all of us in the office, as well as by our clients and tenants who have had the pleasure of working with her over the years.
Not every building improvement needs to be a major capital project. In today’s market, small upgrades can have a meaningful impact on tenant satisfaction, retention, and the overall appeal of a property.
Features like secure bike storage, parcel management systems, EV charging stations, improved common areas, and outdoor gathering spaces are increasingly influencing how tenants evaluate their options. The key is understanding which investments will provide the most value for your property, your tenants, and your long-term goals.

In today’s rental market, reducing vacancy downtime can be just as important as achieving top rent.
While it can be tempting to hold out for a higher asking rate, a unit that sits vacant for several months can quickly offset any gains. The most effective leasing strategies balance rental pricing with occupancy goals, helping owners maintain consistent income while staying competitive in the market.
Every property is different, which is why understanding local market conditions and tenant demand is key to making informed leasing decisions. How are you approaching the balance between occupancy and rental rates in today’s market?

When Transpacific assumed management of this 42-unit residential property, the goal was clear: stabilize operations, improve the resident experience, and help the building reach itsfull potential.
Working closely with ownership, our team implemented a strategic action plan focused on upgrades, operations, and long-term performance. Today, the property is well-positioned to compete with neighbouring buildings for quality tenants.
For us, property management is about more than day-to-day operations. It’s about creating a plan, executing it consistently, and helping assets perform over the long term.

Suns out, so it was time for our annual trip to Buntzen Lake.
We had a great day getting out of the office, enjoying the sunshine, and spending timetogether outside of our usual day-to-day routines.
One of the things we value most at TPRA is the relationships we build with each other. Taking time to connect, share a few laughs, and enjoy the outdoors together helps makeour team stronger both in and out of the office.
Thanks to everyone who joined us. We’re lucky to work alongside such a great group of people.
Today’s tenants, whether renters or office lessees, expect much more convenience. Online portals for rent/payment, on-demand maintenance scheduling, and amenity upgrades (EV chargers, coworking space) are becoming table stakes. A proactive manager meets these expectations. For example, we offer 24/7 maintenance lines and electronic payment options. These are small touches that build trust and retention.
