Our CURRENT OPPORTUNITES

Commercial Property Accountant

If you are interested in developing both professionally and personally then you should talk to us. You would join a team at Transpacific that is focused on high level customer service, while maintaining our core operating principle of managing properties as if they were our own.

We are a locally owned property management company that provides a range of services to clients, focusing on management of commercial, industrial, retail and residential properties (including commercial strata) in the Metro Vancouver area. We pride ourselves in the level of service we offer and our company culture is friendly and collaborative.

We are looking for a Property Accountant who will add energy to our close-knit office team. Our accounting leadership team is supportive in both the personal and professional development of our staff. We are seeking an individual who has passion for accounting, creative problem-solving skills and embraces the values of team work. Two years industry experience in rental, commercial, strata properties and experience with Voyager 7S are preferred.

Duties in this role include:

  • Prepare and analyze monthly financial statements and working papers for a portfolio of commercial, residential and strata properties
  • Review and input lease documents including new lease set-up, renewals and terminations
  • Prepare annual CAM and TAX reconciliations on the commercial portfolio
  • Prepare annual budgets and recovery calculations, while working closely with the property management (PM) team and ensuring accuracy of data in the accounting software
  • Prepare GST returns, Translink Tax returns, and Non-Resident Tax forms
  • Process and verify annual tenant rental schedules for the portfolio of properties
  • Process bank reconciliations
  • Perform cashflow analysis and monthly owner distributions
  • Reconcile accounts receivable and update PM team on discrepancy’s
  • New property set-up, ensuring accuracy of input of both client and tenant information
  • Entry of tenant and property charge-back invoices including lease commissions, project management fees and lease documentation fees
  • Compile and assist with Year-end audit compilation and reviews
  • Review of monthly rent rolls for accuracy and up-to-date tenant information
  • Active participation in Accounting and Office Meetings
  • Any other duties as assigned

Attributes of Successful Applicant:

  • Experience in property accounting and Yardi Voyager accounting software are assets for this role
  • Strong computer skills (Microsoft Word, Excel, Outlook)
  • Detail oriented with high level of accuracy
  • Strong communication skills, both written and oral
  • Organized and effective to manage deadlines
  • Ability to problem solve; resourceful in digging for answers and thinking logically
  • Ability to work under pressure when required without compromising quality of work
  • Contributes to the well-being of the team by effective communication on tasks and offering constructive suggestions for efficiently managing workflow
  • Has a vehicle to commute to office location (due to limited transit options)

Commercial Property Manager

The Role

The Property Manager is responsible for a mixed-use portfolio in Metro Vancouver and is accountable for the management of the properties and people, including building operations and administration, tenant relations, tenant improvements, and budget/financial management and reporting. This includes proactive site management of assigned properties while providing exceptional customer service and fostering positive long-lasting tenant relationships.

What you will be doing

  • Property management duties such as rent collection, responding to tenant enquiries, tenant account reconciliations, accounts receivable administration, lease administration, tenant coordination, invoice approvals, rent roll maintenance and marketing of a portfolio of properties as assigned and amended from time to time.
  • Meet with commercial tenants on a regular basis and inspect buildings’ interiors and exteriors.
  • Provide a high standard of tenant relations and retention by ensuring problems are rectified in a prompt, effective and cost-efficient manner.
  • Proactively communicate with tenants regarding property management issues, construction, and events within the neighbourhoods where the properties are located.
  • Ensure all Property Management policies and procedures are followed and adhered to in each of the properties.
  • Develop appropriate operating procedures for buildings ensuring regulatory requirements are maintained.
  • Follow up on monthly building inspections to ensure all items identified are addressed in a timely manner.
  • Develop, administer and annual budget preparation for assigned properties.
  • Review monthly, quarterly and annual financial results and provide variance commentary where appropriate.
  • Ensures budgets and schedules are in place and oversees the progress of building upgrades, major projects and tenant improvements within the portfolio.
  • Tender, select and manage all service contracts.
  • Ensure that corporate governance, environmental, health & safety policies and procedures are compliant.
  • Review all invoices monthly and approves payments, as necessary.
  • Oversee outside contractors and construction and maintenance staff.

Qualifications

  • Post secondary education in Real Estate or a CPM or RPA designation is an asset.
  • A valid rental property management licence.
  • A minimum 5 years of related commercial property management experience.
  • Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and stakeholders; able to motivate, empower, and coach colleagues in achieving goals.
  • Knowledge of operational procedures, general maintenance, construction, contract negotiation, accounting, Yardi, and Microsoft Office applications.
  • Strong customer experience orientation
  • Positive and pro-active attitude with strong team building, interpersonal and communication skills.
  • Proven organizational skills; able to cope with changing client needs and deliver successful results within agreed upon timeframes.
  • A self-starter, self-motivated, hands-on mentality with the ability to work independently and in a team environment.
  • Demonstrated organization and time management skills, detail oriented with exceptional analytical and problem-solving abilities.
